Answers to common questions about leasing your home to us 

 

Upon scheduling a brief walkthrough of your space, we assess its suitability for our corporate clients in need of housing.


Following this, we establish a formal lease agreement, typically a corporate lease or an amendment to your existing lease. This binds LS Property Management to cover rent for the agreed lease term, generally spanning two years (one year if requested).


In the final phase, our comprehensive five-step process ensures meticulous maintenance and professional cleaning before and after each 30 day client stay. This proactive approach minimizes the risk of any potential damage or disruption to your property. 




Property Owners

  5. Stable Lease Proposal: To ensure a stable and consistent rental income, we propose a two-year lease agreement. This not only provides financial stability but also attracts high-quality clients who will treat your property with the utmost respect.

 


We collect the following from our clients:


  1. State ID and or Passport (to be kept on file)
  2. Credit card (to be kept on file)
  3. Two recent pay stubs (for non-medical professionals)
  4. Credit check (in most cases)
  5. Reviews or references (as appropriate)
  6. Payment for their stay 
  7. A nonrefundable pet fee, if applicable and pets are permitted under the property owner's lease
  8. An application fee to pay for the administration of their background check
  9. A security deposit or deposit waver fee
  10. A background check conducted by a third-party vendor for non-medical professionals


Please note:

  • Traveling medical professionals who undergo background checks to secure their employment will provide their employment contract as proof of background check.


  • Film/media professionals will not provide items 1, 2, 5, 6, and 9 above. They will also pay in advance and they will not stay overnight





Our clients can include traveling medical professionals, executives, and film production and photography clients who need housing for a minimum of 30 days but often stay 30 days or more. 


We furnish the apartment at our own expense.


 Our five-step process:

  1. Initial Inspection: Before guests arrive, inspect the property to identify any existing damages or issues. We also take inventory of all items in the property to ensure nothing goes missing.
  2. Cleaning and preparation: A team of professional cleaners will thoroughly clean the property before each guest's arrival. This includes sanitizing all surfaces, washing linens and towels, restocking essentials, and ensuring the property is ready for the guest's arrival.
  3. Guest Check-In: We meet each guest at the property to provide them with a tour and answer any questions they may have. We also collect any necessary fees or deposits at this time.
  4. Guest Stay: During the guest's stay, we remain available to address any issues or concerns they may have. We also conduct periodic inspections of the property to ensure it remains in good condition.
  5. Post-Stay Inspection and Cleaning: After the guest checks out, we conduct a final inspection of the property to ensure everything is in order. We then clean the property and prepare it for the next guest.
